Dubai witnesses 4,049 new real estate activities in the first half of the year, with the electronic licensing system showing positive results

In the bustling city of Dubai, the real estate market has experienced a significant surge, with a remarkable 4,049 new activities recorded in the first half of 2025. At the heart of this growth lies the Trakheesi System, an integrated digital platform developed by the Dubai Land Department (DLD).

The Trakheesi System serves as a one-stop-shop for all real estate activities in Dubai, from licensing and permit registration to project development. Its key roles include enabling real estate developers to register projects and open escrow accounts efficiently, streamlining the issuance and validation of real estate licenses and permits, and integrating various government authorities' approvals in the licensing workflow.

This digital ecosystem allows clients to issue and renew licences with ease, a feature that has undoubtedly contributed to the growth in the number of activities. For instance, leasing brokerage services saw 1,279 recorded activities, while real estate brokerage services for property sales led the new activities with 2,301 recorded.

The Trakheesi System also supports transparency and regulatory compliance by allowing easy verification of licenses and permits electronically. This feature upholds trust and security in real estate transactions, fostering a more dynamic and accessible property market.

The variety of new activities highlights the market's professional diversity in Dubai's real estate sector. From property management supervision to mortgage advisory services, each segment of the market is represented. Registration on the Trakheesi System is mandatory for activities such as property sales, leasing brokerage, property management, valuation services, mortgage brokerage, and consultancy.

The Trakheesi System's requirements reflect efforts to create a flexible environment that meets investor needs across all segments of the Dubai real estate market. Pre-approval is required for certain services, including real estate development, leasing for private or third-party properties, and the activities of service and promotion trustees.

The Dubai Real Estate Strategy 2033, which aims to position the emirate as a leading global property hub, complements the Trakheesi System's goals. By reducing licensing turnaround times, minimizing paperwork, and ensuring regulatory oversight, the Trakheesi System is instrumental in driving the growth of Dubai's real estate market and supporting the goals of the Dubai Real Estate Strategy 2033.
