In Krasnoyarsk today, they're holding an auction for the right to develop a massive plot on the city's northern outskirts, specifically in the Central district. As of now, five plots are up for grabs, nestled next to the Badalik cemetery.

The auction is listed on the government's portal for tenders. The investor will sign a contract for comprehensive development of the undeveloped land, defined by the Southern Highway to the south, Ulytse Utrynnaya to the west, the municipal border of the Kransnoyarsk city district to the north, and the Badalik cemetery to the east.

The total area to be developed is approximately 2,800,000 square meters, or nearly 283 hectares.

The decision to auction off the land was made by the regional government back in 2023, with the ministerial decree being signed this spring.

According to the project contract, residential construction on the northern outskirts should not exceed close to 2,000,000 square meters. The development is planned in stages. The residents will be provided with all necessary social facilities, in accordance with urban planning standards. Architectural solutions need to be approved by government authorities, and all necessary infrastructure improvements must be carried out.

If childcare facilities and medical organizations are built within embedded or attached structures, the developer will have to construct and then transfer them into municipal ownership at their own expense. Additionally, in these structures, companies will be required to build and donate without charge to the Krasnoyarsk region at least 800 square meters for a complex social services center and a family and child aid center.

The initial bid for the auction is 202 million rubles. April was the designated period for accepting bids, and the auction is scheduled for today, May 5.

According to the ministerial decree, the contract is set to last for 30 years, so the outskirt fields will not be fully developed for a while.

Now, it's worth mentioning that today in this district, there's a residential complex called Zhasnyi. Plans include building a new road through this plot from the flyover over the Southern Highway at Ulytse Aviatorov to Solnechnyi. The auction for 1.9 billion rubles was announced for the second time.

The new road is slated to be completed by November 30, 2027.

Also, in the future district, roads have already been planned out, with even working names assigned to some future streets. For instance, construction on "Proyezd No38a" (Ulytse Razdelnaya), which is expected to lead to the upcoming "Proyezd No45" (Ulytse Ukhodnaya), is planned to begin this year.
