Breaking Ground in Põhja-Tallinn: The New Volta HUB
It's full steam ahead in the Volta district, as the foundationstone is laid for the upcoming Volta HUB business and community center. This colossal venture, slated to become the largest mixed-use center in the region, is a joint effort by real estate developer Endover.
The Volta HUB, encompassing an impressive 40,700 square meters, will be constructed in five edifices, with a whopping 75% dedicated to commercial, retail, and service spaces. The remaining 25% will feature residential apartments. The architectural design of Volta HUB comes courtesy of ARS Projekt.
Uku Tint, Development Director at Endover, shared, "Half of the Volta district has already seen completion, and with the flourishing of new residential and workspace complexes both in and around Volta, the demand for retail and service spaces is surging."
The Põhja-Tallinn area—and especially the Noblessner-Volta-Krulli stretch—is in dire need of additional services and retail establishments, Tint noted, to help residents manage daily necessities according to the "15-minute city" principle. "An improvement in quality of life and property value is a given when most necessities are easily accessible," Tint observed.
Henri Ärmus, Chairman of the Board at Metropoli Ehitus, the company constructing Volta HUB, stated that transforming a historical industrial building into a contemporary urban space is a unique challenge: "Bringing the historical charm and dignity of the building in harmony with modern functionality and high-quality construction is a delicate balancing act that requires close cooperation between developers, designers, and architects."
The Vanguard of Fitness and World-Class Padel Courts
Leading the charge for Volta HUB's first phase is MyFitness, which plans to open the most technologically advanced fitness club in the Baltics. In addition to the high-tech gym, MyFitness will roll out group classes covering strength training to yoga, boutique studios, and state-of-the-art recovery zones.
Tiina Matikainen, a Member of the Board at MyFitness, revealed that the company has long pondered expanding into Põhja-Tallinn, as they've received consistent demand from existing members eager for a club in their backyard. "Volta is a vibrant, continually growing community that's desperately in need of a fitness club. By 2026, we hope to offer the residents of Põhja-Tallinn a top-notch fitness experience."
Speaking of cutting-edge athletics, Volta will also feature a padel center complete with four full panoramic courts, managed by Siim Tuus, a two-time Estonian champion and the brains behind the sport's growth in Estonia. Fun fact: The Volta padel courts will boast the same Mondo Supercourt XN artificial turf favored by top-tier players on the FIP Premier Tour.
The future phases of Volta HUB will unveil a grocer, everyday essential services, a family health center, dental practices, a pharmacy, retail spaces, offices, and luxury apartments. Educational institutions and a day spa have expressed interest in the available spaces, whilst local residents eagerly await these amenities.
The Next Hot Spot in Põhja-Tallinn
Põhja-Tallinn has positioned itself as a popular development hot spot, joining the ranks of the Volta, Krulli, and Noblessner quarters. Once revitalized former industrial zones, these areas have blossomed into dynamic business, leisure, and residential hubs. Põhja-Tallinn now boasts nearly 65,000 residents, with an estimated additional 30,000 residents expected to call it home after all developments are completed.
"The market is dynamic, with epicenters continually evolving. With nearly 100,000 people projected to call Põhja-Tallinn home in the foreseeable future, this transformation from vision to reality is imminent," according to Tint.
According to Citify's real estate development statistics, the Volta quarter was the most popular new development in Tallinn in 2024, based on both transaction numbers and sales turnover. Põhja-Tallinn ranked number one in sales turnover, with total transactions amounting to 96.7 million euros.
Aimar Roosalu, Head of Corporate Banking at Bigbank Eesti, which funds the construction of Volta HUB, asserted that Endover has played a significant role in shaping the Estonian real estate market by introducing innovative products and reshaping Tallinn's cityscape. "Successful projects have provided residents with an improved quality of life and enhanced urban appeal, while businesses have benefited from the creation of modern, engaging spaces. Põhja-Tallinn has been at the heart of Endover's focus, with demand for both residential and commercial real estate remaining strong," Roosalu confirmed.
