Crowdfunding platform Stock.estate, approved by the Financial Supervisory Authority (ASF) in October 2023, garnered investments worth more than EUR 1 million for local real estate assets upon its launch in January 2024. As the first platform of its kind, Stock.estate leads the way in real estate crowdfunding.

Investments surpassing EUR 1 million have been drawn to the Stock.estate platform.

In Romania, the crowdfunding landscape for real estate is showing signs of growth, with Stock.estate, the nation's first and only operational platform of its kind, attracting over EUR 1 million in investments since its debut in January 2024[1][2].

Founded by entrepreneurs Vicentiu Vlad and Alexandru Constantin, Stock.estate provides a platform for investing in local real estate assets with a minimum investment of 100 euros. Since its inception, the platform has seen significant development, with over half a million euros invested and the process ongoing[2].

The platform boasts a user base of over 2,500 registered individuals, with more than 220 making direct investments. There are currently over 600 active investments across 18 funded real estate projects, with an average investment per project pegged at approximately €1,700 and active investors typically investing around €4,500[2]. The largest investor holds a portfolio worth €75,000[2].

Stock.estate represents an attractive alternative to traditional investment options, particularly given the current economic context. With bank deposit interest rates remaining low and government bonds offering varying returns, the platform offers a solid and accessible alternative for private investors, promising returns up to 5 times higher than bank deposits and 3 times higher than government bonds[2].

The growth potential for the crowdfunding market in Romania is significant, with estimates suggesting a potential market size of approximately 200 million euros, thanks to the steadily growing interest from both investors and entrepreneurs[1][2]. Key contributors to this potential include new regulations that offer better protection for investors and a surge in interest, particularly in the real estate sector[2].

Looking ahead, Stock.estate anticipates growth of over 300% in the next year, driven by the increasing interest from local investors[2]. Despite challenges such as maintaining profitability and adapting to regulatory pressures, the growth of platforms like Stock.estate is expected to continue, as they democratize access to real estate investments and contribute to a more dynamic entrepreneurial ecosystem[2].

Vicentiu Vlad, co-founder and CEO of Stock.estate, expressed his pride and excitement at the platform's success, attributing it to the growing maturity of the Romanian real estate market. He noted that investors are increasingly becoming more discerning, choosing to invest only after thorough research[2].

Alexandru Constantin, co-founder and CTO of Stock.estate, brings his expertise in technology and artificial intelligence to the table, having built websites since his high school days and specializing in machine learning during his academic career[4].
