New undertaking for a developing railroad district hub

The city of Hamm is set to undergo a significant change with the development of the Heinemann Quarter, a project that aims to redefine the city centre. This ambitious undertaking is being led by a distinguished team consisting of Mayor Marc Herter, investors Simon Schneider and Franz Venker, architect Volker Pahmeyer, and building commissioner Andreas Mentz.

The revitalisation of the city centre, following the closure of Kaufhof, is now being filled with the construction of the Heinemann Quarter. The project is being implemented through the investment of two local companies, Heckmann Bauland und Wohnraum and Hugo Schneider, represented by investors Simon Schneider and Franz Venker, with architect Volker Pahmeyer responsible for the design.

The Heinemann Quarter spans an area of 7,400 square meters, with the new construction proceeding in phases, starting with the multi-story garage. The garage will provide approximately 300 to 400 parking spaces. The project's total usable area, excluding the garage, is approximately 12,900 square meters.

The architectural concept is oriented towards the heights of neighbouring buildings, and the new construction will open onto a central quarter square adorned with trees and outdoor dining areas. The square, along with the buildings, is designed to offer a high quality of stay, making it an appealing urban space.

The Heinemann Quarter is being designed with sustainability and climate-resilience in mind. It will feature green roofs, a green parking garage roof, photovoltaic systems, district heating, and continuous barrier-free access. These measures aim to make the Quarter a pioneering development in the field of sustainable urban planning.

The managing directors of the Green Roof Project Company, Simon Schneider and Franz Venker, are optimistic about the project's potential. Initial discussions with interested parties indicate high demand, particularly for practice and office spaces. The investment volume for the Heinemann Quarter is in the higher double-digit million range.

The earliest realistic completion date for the project is 2029, with building applications expected to be submitted by the end of 2025/early 2026.
