The iconic Lumina building, formerly known as Quartier 207 and Galeries Lafayette, is currently undergoing a comprehensive renovation in Berlin-Mitte. The redevelopment, which began a few years ago, is scheduled to be completed around 2024-2025.

The building, which will be renamed Lumina, is being transformed into a mixed-use property. It will primarily host offices, but retail and gastronomy will also be available on the ground floor. A small number of 15 apartments will remain, though they will be subject to purpose ban regulations and cannot be altered.

A notable feature of the Lumina building is the return of the glass cone, a central element that was a part of the original structure. This glass cone will return in an enlarged form, standing 40 meters high with a diameter of 25 meters at the top. It will provide additional daylight on all floors of the building, enhancing the work environment for office tenants.

Office tenants will have a direct entrance from the intersection of Französische/Ecke Friedrichstraße, making it easily accessible for those commuting to work. Five new elevators will be installed to cater to the increased demand for efficient movement within the building.

The renovation works are progressing through 2023, with the aim of full completion by mid-2024 or shortly thereafter. The Lumina building is targeting premium and creative office tenants, along with high-end retail brands, aiming to preserve the location's legacy as a prime shopping and business address.

While Tishman Speyer, the developer of the Lumina building, is not yet disclosing the future tenants of the building, it is known that some upscale international retail brands and flagship stores have already shown interest. Additionally, there is interest from tech companies and startups looking for modern office space in central Berlin.

The Lumina building will also feature a rooftop terrace, offering a panoramic view of half of the city center on a clear day. The luxury department store Galeries Lafayette, which was located on Friedrichstraße, closed permanently on July 31, 2024.
