Berlin's Treptow-Köpenick district continues to be a bustling hub of urban development, despite some delays in specific projects.
The district is characterized by ongoing construction and development activity, with a mix of classic apartment buildings, condominiums, and new city villa projects. One such project, the development of seven city villas with 26 apartments in Berlin-Müggelheim, is intended to attract wealthy buyers, despite the current construction standstill.
However, no specific reports indicate a general stalling or widespread delays in city villa construction projects in Treptow-Köpenick. As of mid-2025, the district is evolving into a research and industrial hub, with a mix of residential and commercial buildings, driven by several project developers such as WIN.D and MRS.
The current standstill in the city villa project in Berlin-Müggelheim is not unique, as another project, the "Zur Palme" in Berlin-Schmöckwitz, also faces delays. The planned completion date for the "Zur Palme" project was 2022, but it has been at a standstill for some time. Weeds have overtaken the promotional signs for the planned facility, which includes seven city villas with 26 apartments.
The reasons for these delays are unclear. The district office has no knowledge of the reasons why both the "Zur Palme" and "Müggelhort" projects are not being further developed. The former "Müggelhort" excursion restaurant, a landmark that has been closed and demolished since 2016, was sold to Vietnamese buyers who intended to turn it into a cultural center, but the plan did not materialize.
The "Pier Berlin" new construction project in Berlin-Schmöckwitz, another stalled project, will realise a total of 8 city villas with 58 high-end condominiums, along with 67 underground parking spaces and 40 moorings for private boats. However, no traces of the project can be found on the site, and no advertising is present.
The district of Treptow-Köpenick is concerned about the lack of progress on both the "Zur Palme" and "Müggelhort" projects. The Müggelhort project must be completed by December 20, 2027, or a new building permit must be applied for due to the deadline established by the Berlin building law.
Despite these delays, future developments aim to balance residential growth with environmental and social considerations. The trend includes socially mixed housing with green spaces and flexible usage as future standards for residential areas in Berlin.
