Preparing fields at Solonats-2 on the outskirts of Krasnoyarsk will be undertaken by the company "Sibiryaka"

Wagoning it back to May 5th, the hotly contested real estate development auction for a whopping swath of land on the fringes of Krasnoyarsk, specifically Solochniki-2, saw a familiar face snatch the top prize - OOO "SZ Solochniki-2," a daughter company of construction titan "Sibiryak Group." Despite the company's entanglement in high-profile lawsuits, it remains a force to reckon with, dominating the city's marquee construction projects.
A quick reminder: the development bid for a massive, hilly, 283-hectare plot, announced on the GIS Torgi platform, saw proposals submitted throughout April. The initial asking price for development rights was a cool 202 million rubles.
According to the terms of the contract, the developer is tasked with constructing a colossal district between the North Shore, Utrishna Street, the Badalyk Cemetery, and northern border of Krasnoyarsk - packing in:
- 2 million square meters of residential space
- Daycare centers, schools, 2 recreational complexes, and community service centers
- Road infrastructure and utility networks
The accompanying document issued by the Krasnoyarsk government clarifies that the buildings here will soar to a maximum of 25 stories high, with residential development capping at 70% of the total site area, and non-residential development at 80%.
News broke days ago that the auction attracted two bidders: OOO "SZ Novy Gorod," an offshoot of Alexander Koropachinsky's conglomerate, and OOO "SZ Solochniki-2" — one of the companies, we find out, with "Sibiryak Group" as its leading shareholder.
During the bidding, as per the protocol signed by Minister Mikhail Zaskalko, bids escalated - "Novy Gorod," ultimately, put forth a price of 232.3 million rubles for KRT rights to the parcel. But "Solochniki-2" countered with a higher offer: 242.4 million. A deal was struck with the latter company.
The winning bidder must submit a plan for the territory layout and a 30-year development timeline within a year of signing the contract, regional authorities confirmed.
Meanwhile, the honcho of "Sibiryak Group," Vladimir Yegorov, currently faces multiple criminal investigations related to theft during construction of the North Shore Interchange and fraud during a housing project in Lesosibirsk.
Yesterday, the third criminal trial involving Yegorov and his associates, concerning alleged theft during the construction of an Ilyanskoye school, concluded its preliminary hearing. The introductory court session is set for May 19th. Yegorov denies any involvement in this crime.
