Waterfront Real Estate Market Report 2025: Demand for Waterfront Homes persists - Slight increment in prices observed
Living by the water remains in demand, according to the latest report by von Poll Immobilien GmbH titled "Lake Report 2025: Living by the water remains in demand - Prices rise slightly." The report analyses the price development of residential properties around Germany's most beautiful and well-known lakes in the first half of 2025 compared to the first half of 2024.
The Tegernsee in Upper Bavaria remains the most expensive lake region, with an average square meter price of 9,595 euros. The highest offer price in the first half of 2025 was recorded at the Tegernsee, at 14,778 €/m2. This is a slight increase compared to the previous year.
The Starnberger See comes in second, with an average square meter price of 8,589 €/m2 in the first half of 2025. The Berlin-Brandenburg Wannsee ranks fifth among the most expensive properties in lake locations, with an average of 5,960 €/m2. Properties around the Eibsee in Bavaria, the Bodensee in Baden-Württemberg, and the Hamburg Öjendorfer See are priced between 4,000 €/m2 and 6,000 €/m2.
Interestingly, the Bleilochtalsperre in Thuringia recorded the most significant price correction of -3.1 percent compared to the previous year among all analyzed lake locations. Despite this decrease, it remains the most affordable property in the lake ranking, with an average of 1,515 €/m2.
The Königssee has an average square meter price of 7,350 €/m2, the Ammersee has 7,262 €/m2, and the Chiemsee has 6,086 €/m2. The Chiemsee experienced the strongest increase in property prices compared to the previous year, with a rise of 8.2 percent.
Overall, the report reveals a continued demand for properties around Germany's lakes, with prices rising slightly in most regions. The Tegernsee, however, continues to lead as the most expensive lake region in Germany.
